What is an commercial EPC?
The commercial Energy Performance Certificate provides the new owners/tenant of the property an energy efficiency rating. It include a separate recommendation report for improving the energy efficiency of the property and allow the new owner/tenant to make an informed decision on the carbon consumption of their investment and how they can make any potential savings on their energy costs.
Commercial EPCs are different to Residential EPCs in that more data is collected; e.g; building oreintation to north, windows sizing and fabric details (thickness, size of gap, frame and glazing type details), exact size of walls, ceiling/roof window/door areas and building fabric types, air conditioning and mechanaical ventilation systems etc. The commercial is more demandng and time consuming hence the higher price. The EPC now required by Landlords/building owners to show to new potential tenants. Landlords/owners are liable for fines if they advertise properites without a valid EPC in place.
How long does an EPC last?
Commercial EPCs are valid for 10 years.
Who generates EPC?
Commercial (non-domestic) Energy Performance Certificates EPCs are generated by commercial (non-domestic) energy assessors. Black Cat commercial energy assessors are all trained to level 3+4 and can assess buildings serviced with complex building services; e.g air conditioning, mechcanically air handling units, wind turbines, solar panelss, photovoltaics, power correction factor equipment.
The assessor will then issue a certificate and report showing the 'energy rating' for the property (The 'A' to 'G' ratings are very similar to those on fridges and washing machines, 'A 'meaning it is very efficient, 'G' meaning it is very inefficient) along with an Environmental Impact Rating, which gives an indication of the property's carbon-dioxide emissions.
